MLS (Multiple Listing Service) is a shared database used by licensed real estate agents and brokers to list properties for sale or rent so they can be seen by other agents—and by extension, buyers and renters—across the market.

It standardizes how listings are presented by enforcing strict rules around photo count, image order, file size, resolution, branding, and accuracy. When photos don’t meet these requirements, listings can be delayed, rejected, or penalized.

In short: MLS exists to ensure properties are marketed fairly, clearly, and professionally—so they can move faster and with fewer issues
